What to know
How it usually works
Owning land far away is a headache: tax bills, overgrown brush, dumping, and no easy way to check on it. Selling it doesn't have to mean flying in. Texas title companies routinely close sales by mail or with a mobile notary near you. One warning: vacant land owned by people who live far away is a common target for seller-impersonation fraud, where a scammer pretends to be the owner. Check the county records now and then, and make sure any sale goes through a licensed title company that verifies your identity.
- Tell us where the land is. The county and parcel ID or address are enough to start. You don't need to know the land well.
- Get a written offer. We research the land ourselves and send a clear offer by email.
- Sign from home. The title company sends documents to you or arranges a mobile notary nearby.
- Get paid by wire or check. The title company pays you after closing, minus any taxes or liens owed on the land.
Questions
Common questions
Do I have to come to Texas to sell?
Usually not. Title companies regularly close with out-of-state sellers by mail or through a mobile notary.
I've never seen the land. Can I still sell it?
Yes. We do our own research on the land: maps, access, utilities and comparable sales.
How do I protect myself from fraud?
Only close through a licensed title company that verifies your identity, and check your county's property records from time to time to make sure nothing's been filed you don't know about.
What about the back taxes?
Delinquent taxes are normally paid from the sale proceeds at closing.
