Liens & Title Problems
Sell Texas land with liens or title problems for cash.
A clouded title scares off most buyers. We buy land with old liens, judgments, missing heirs and paperwork gaps, and we work through them with a licensed title company and, when needed, an attorney.
- We pay cash
- No agent commission
- Sell it as-is
- A written offer, no obligation
- You pick the closing date
What to know
How it usually works
A title problem is anything in the county records that makes it unclear who owns the land or what's owed on it: an old lien that was paid but never released, a judgment against a past owner, a gap where a deed was never recorded, a missing heir, or a survey that doesn't match the deed. Many of these can be fixed with the right paperwork. Some take a court case. The first step is a title search, so everyone knows exactly what's there.
- Tell us what you know. Even "I think there's an old lien" helps. We'll order a title search to see the full picture.
- Sort the easy fixes from the hard ones. Paid-off liens often just need a release. Bigger issues may need curative documents or an attorney.
- Get a written offer. We price the land with the title issue in mind, so you know what you'd walk away with.
- Close at a licensed title company. Liens and judgments that attach to the land are normally paid off from the sale at closing.
Questions
Common questions
What counts as a title problem?
Unreleased liens, judgments, tax liens, missing heirs, gaps in recorded deeds, boundary or survey problems, and errors in legal descriptions are the most common.
Do I have to fix the title before I sell?
Not always. Some issues are handled at closing; others have to be fixed first. The title company tells us which. We'll be straight with you about what it takes.
What's a quiet title suit?
It's a lawsuit that asks a court to settle who owns the land. It's sometimes needed for serious title problems. A Texas real estate attorney can tell you if yours needs one.
Will a judgment against me affect the sale?
A recorded judgment can attach to land you own and may need to be paid from the sale. Your homestead may be treated differently. Ask an attorney about your situation.
