What to know

How it usually works

Many Texas tracts sit partly in a FEMA flood zone, especially near rivers, creeks and the Gulf Coast. Being in a flood zone doesn't make land worthless. It affects what can be built, where, and how lenders and insurers treat it. You can look up your land on FEMA's Flood Map Service Center (msc.fema.gov). Often only part of a tract is in the floodplain, and the rest is usable.

  1. Look up the flood map. Or just send us the address or parcel and we'll look it up.
  2. We measure what's usable. We look at how much of the land sits above the flood zone and where access is.
  3. Get a written offer. Priced on the land as it is, with no survey or study required from you.
  4. Close on your date. At a licensed title company, with no agent commission.

Questions

Common questions

Will you buy land that floods?

Yes. We buy land in and near floodplains. The offer depends on how much of the land is usable.

How do I know if my land is in a flood zone?

Check FEMA's Flood Map Service Center at msc.fema.gov, or send us the location and we'll check it for you.

Can I build on land in a floodplain?

Sometimes, with limits. Local floodplain rules decide. That's one reason many buyers avoid it, and why we buy it as-is.

Do I have to tell buyers about flooding?

Texas has disclosure rules for some sales. Since we research the flood maps ourselves, just tell us what you know.
