What to know

How it usually works

In Texas, unpaid property taxes keep growing with penalties and interest, and the taxing units can eventually sue and sell the property at a tax sale. Selling before that point usually leaves the owner with more money and fewer headaches. If the land has already been sold at a tax sale, Texas law gives the former owner a limited time to redeem it: generally two years for a homestead or land designated for agricultural use, and 180 days for other property.

  1. Look up what's owed. Your county tax assessor-collector's website shows the delinquent amount for each year.
  2. Get a written offer. We look at the land and the tax bill together and give you a clear number.
  3. The title company pays the taxes at closing. Back taxes, penalties and interest come out of the sale proceeds, so you don't need cash up front.
  4. You get the rest. Whatever is left after taxes and any other liens is paid to you at closing.

Questions

Common questions

Do I have to pay the back taxes before I sell?

Usually not. Delinquent property taxes are normally paid from the sale proceeds at closing through the title company.

Can you stop a tax foreclosure?

No. We can only offer to buy the land. If a tax sale date is already set, contact the county tax office or an attorney right away.

The land was already sold at a tax sale. Is it too late?

Maybe not. Texas gives the former owner a right to redeem: generally two years for a homestead or agricultural land and 180 days for other property, from when the buyer's deed is recorded. Talk to an attorney quickly.

What if there are other liens too?

The title company finds them and they're normally paid from the sale. Tell us what you know and we'll factor it into the offer.
